Andaluz Property Rentals
Should you decide to maximise on your investment and rent your property here in Spain then we can provide the services to help you achieve this.
Firstly, we will visit your house and to assess the possible rental opportunities open to you and then discuss with you how you would like to reach your audience.
Should you require us to advertise and rent your property ourselves, our job will involve:
- Managing client enquiries
- Monitoring and updating the availability and booking position
- Taking deposits and full payments
- Holding damage deposits on your behalf and making deductions from the clients should any damages occur
- Banking the payments for you and uploading all the information on to you’re personal web page.
We will ensure that all your rental bookings run smoothly from the point of original enquiry until the point the clients return your keys. We will issue your clients with booking conditions, directions and arrival instructions and make sure they understand how everything works in the house and inform them of any house rules.
A guest manual will be provided in your property giving them information on local attractions and restaurants etc., as well as letting them know of the services that we provide and advising them on how to contact us. Including our 24-hour emergency telephone number.
We will visit the property after each letting, checking the inventory and give it a thorough clean. Laundry will be washed, ironed and stored ready for the next change over.
Private Rentals
Should you decide to rent the property yourself, through your own methods of advertising, we can still provide you with our service. We can prepare the property for your client’s arrival, provide them with a welcome pack and any equipment they might need e.g. cot and highchair and offer a cleaning service both during and after their stay.
Please refer to the prices in the Property Management Fees section for more detailed information.
Furnishing the Property for Rental
In general, the higher the standard of furnishings the more appealing your property is going to be for rental, and therefore more bookings.
Holidaymakers have become more discerning over the years as the choice of property has increased due to the number of foreigners buying a property in Spain. Satellite TV, washing machines, microwave ovens and dishwashers have become standard requirements as clients expect the same level of comfort and convenience as they receive at home.
Soft furnishings, such as beds, sofa’s and chairs should be comfortable (and preferably have washable covers) they should be of a standard that you would enjoy sleeping in or sitting on yourself.
At least two sets of bed linen should be provided. These should be of reasonable quality, but bear in mind they might need replacing at the end of the season.
Properties should have a homely feel but without too many personal or breakable items. Clients will have more respect for a house that feels like a home and will generally take very good care of your property.
Kitchens should be well equipped with sufficient cutlery and crockery and glassware to accommodate the number of guests the property sleeps. Bear in mind that a lot of people enjoy al-fresco dining whilst on holiday so ensure you have enough saucepans, cooking utensils and serving dishes etc. All items should be of a design and quality that is easily replaceable if accidents and breakages occur.
